what are construction drawings ?
Construction Drawings are used for building permit applications, and as well, they instruct the builder how to specifically construct what has been designed. Construction Drawings usually include a Site Plan, Foundation Plan, Floor Plans, Roof Plans, Exterior Elevations (views), Sections, Details, and sometimes Electrical Plans.
what are specifications ?Specifications (‘Spec’s’) are written documents describing the material specifics and workmanship quality that the Owner’s desire for their project. Spec’s are used in conjunction with detailed Construction Drawings to obtain accurate quotes from a builder. Spec’s often are very detailed, indicating manufacture’s names, model numbers, styles, material grades, qualities, colors, sizes, etc., etc.
what are permit drawings ?Permit Drawings are a form of Construction Drawings. These drawings have only the basic information required to apply for a building permit, but lack the detailed information necessary to get exact prices from builders. For example, to apply for a permit, the only information necessary regarding windows would be their locations and rough sizes.
what are tender documents ?Tender documents are detailed Construction Drawings, Specifications, and often some form of ‘instructions’ & additional information. Together they are used to obtain competitive quotes from a number of builders. For example, for windows the following info would generally be indicated: exact sizes, style, manufacturer(s), materials, colors, profiles, trims, glazing type, type of hardware, warranties, and so on.
what is a draftsman / technologist ?Draftsmen and technologists are persons that generally prepare construction drawings (often in an architect’s office). These individuals typically will have a technical background, often having a formal training in such areas as drafting, building codes, and materials & methods. Most often draftsmen / technologists have quite limited design training and/or experience.
